Framing $35,000.00 Total (exterior
windows and
exterior doors installation,
including front entry door install)
Complete rough framing labor only: snapping out,
plating, detailing, joist, sheath, wall framing, plum
and line, shear, all hardware installation (straps,
holddowns, A35, etc.) set beams, cut and stack roof, eve
soffits, sheathing, stair case, nailing of shear and
roof sheathing to complete rough framing per HD design
plans dated 12/28/10 plan check rev 2.
Note: main house 2617sf (1611sf 1st + 1006sf
2nd flr) and detached garage/porch 420sf
(20ftx21ft) for a total of 3,037sf
Note 1: All materials including lumber paid and
delivered to site by owner, and contractor takes
responsibility for materials once delivered to the
site.
Note 2: Lumber and hardware takeoff provided by framing
contractor
Note 3: Windows, sliding doors and main entrance door
will be installed by framing contractor, and once
delivered to the site the responsibility is transferred
to the framing contractor for the materials;
Inside doors –
not included, installed by other
finishing-framer;
Installation
included of decorative corbels ordered as precut wood
by owner;
Installation included of eaves 1x6 v-rustic pine
on top of the rafters
Note 4: Any Test is to be provided by Contractor, who
made the job or service. But payment for test(s) will be
made by Owner; Owner will pay for those job, service,
material which are straightly assigned to him;
Contractor will pay material, job, service, which was
missed in the Bid or Quote
Note 5: All debris generated from framing
construction activities is the responsibility of the
contractor
Payments for both House and Garage shall be as follows:
1st Payment $5,250.00
Snapping out, plating, subfloor
15 % of labor
2nd Payment $5,250.00
First floor framing walls, sheer panel and joisting.
15 % labor
3rd Payment $5,250.00
Second floor framing walls
15% labor
4th Payment $5,250.00
sheer panel and roof
15 % labor
5th Payment $5,250.00
Stairs and ceilings
15 % labor
Final frame inspection passed Payment $8,750.00
– balance will be paid
25 % labor
