I want totally demolish existing charming home and build a new one with about 4,450 sq. ft.
 
a. 2,759 1st floor
b. 1,241 2nd floor, i.e. 45% of FAR on the second floor
c.    450 2 car garage

must be as follow:
 
1. Spanish or Mediterranean Style and with ideas of Feng Shui
2. Two story with 45% of FAR on the second floor
 
2.1. First floor - about 2,759 sq. ft
2.1.1. Foyer with closet, granite floor and high ceiling
2.1.2. Kitchen with bay-window
2.1.3. Two suits, i.e. BR with standard BA, or two BR with common double-sink BA
2.1.4. Living-room with gas burned fireplace
2.1.5. Family-room with wood burned fireplace
2.1.6. Full BA with toilet, sink and shower in tab
2.1.7. Hidden stairway to 2nd floor with one landing and not curve design, i.e. straight
2.1.8. Den (home office) transformable to guest BR
2.1.9. Ceiling height - minimum 9', where possible - slope (cathedral) ceilings

22. Sewer system without pump, i.e. sewer home outdoor pipe to City service shall use natural gravity
23. Grade - to conform local sewer system code rules and regulation: level of the first floor clean surface must be 12" above the level of the nearest manhole
24. Roof overhung - 18" or more
